A CMA (Comparative Market Analysis or Competitive Market Analysis) is a report prepared by a residential real estate professional for prospective home sellers to help establish the fair market sales price of a property. An appropriately developed CMA will take into account recent property sales, pending sales, currently listed properties, and sometimes properties that have gone off the market – all of which that are within the same neighborhood and have as many similar characteristics as possible as the subject property.
